Boxcar 10

Boxcar 10 is the mixed-use commercial component of a master plan anchored by the BLUEBARN Theatre in the rapidly growing arts hub near downtown Omaha.

Three projects; an open public space, theatre, and the mixed use building introduce a collective urbanism that formally integrates the institutional, public, and private realms.  Boxcar 10 contains a ground-floor restaurant and 3 open loft-apartments with spectacular city views. Private parking behind the compact building extends along the southern edge of the BLUEBARN Theatre and the Green in the City open space.


The privately-owned public open space was designed by el dorado, inc., Urban Rain Design, and Design + Make, winners of a national design competition coordinated by Min Day. Rendering by el dorado and Design + Make.

The ground floor material continuity with BLUEBARN emphasizes the plinth upon which the residential block sits. Each apartment features a bright orange-red cut-out balcony that animates the black cube. Public spaces in the interior continue the black, gray and red-orange theme. The black cube of Boxcar 10 is identical in proportion to the black box void of the theatre contained within the adjacent building.
